Title Evidence(and Examinations)

– We offer FREE VIEWING of Plats for most counties and free viewing of Historical Document in certain counties in Texas.    When Abstracters and Examiners need Subdivision Plats they are Free to View and easy to Download.   If you choose to download a Plat they are available for a nominal fee.

Real Property Documents Statewide
–We provide free Grantor Grantee Indexes access and discounts to Title Agents for downloading Real Property Documents So, instead of calling the “plant” for copies you can now download the documents in seconds for a nominal fee.

Affordable Title Plant Access
– Integrity Title has helped hundreds of Title Agents save money every month by making Title Plant access more affordable.  Agents desiring statewide access to Title Plants are no longer limited because of the arbitrarily high priced Title Plants. 
  Agents lease access to Title Plants because they have a physical location in the County and/or they have a sufficient volume of business (and Examiners on staff) to warrant leasing a plant.  Otherwise, they typically choose to buy Title Evidence from other licensed Agents.  Unfortunately, there is misinformation in the market about Title Plants and how we split premiums (P-24) in the state and we want to help clarify Agents’ understanding of these issues.

We will perform a couple of quick searches in the title plant and discuss affordable Title Plant pricing.

Affiliate Business Opportunities
– It is relatively common for experienced title professionals to partner with Lenders, Homebuilders and others through AfBAs aka Affiliated Business Arrangement outside of Texas.  In Texas, it is typically large Underwriters who enjoy these business relationships.  AfBAs are common in other states but because of the traditionally high cost of Title Plants in Texas AfBAs have not been economically feasible.   That’s no longer the case.

For Agents desiring to partner with Lenders, Homebuilders, and/or Real Estate Agents through an Affiliated Business Arrangement we will have a brief discussion about how to accomplish this.  This could be a topic for another online meeting but we will discuss this briefly.

As we know, the title industry is changing rapidly and it is due in large part to technological innovations.  During our discussion we will demonstrate some tremendous technology but we will also discuss things computers cannot do like examining land title and building long lasting business relationships.
